<p>I have a beautiful 13 year old daughter. She has fair curly hair and flawless pale skin, however she thinks shes so <strong>ugly</strong>. She refuses to be in family <strong>photos</strong> saying she&#8217;ll &#8216;ruin them&#8217; and she starts crying whenever she looks in the mirror for to long. The tells me she hates her nose, skin, face and everything. She now refuses to go swimming.<br />
I dont think shes being bullied, since she has a lovely group of friends who are always round at our house.</p>

<p class="dtm-content">It is normal to be self-conscience at this age, but this is not very good. Possibly someone at school said something small but big to her&#8230;maybe even a boy? See if you can find out what&#8217;s going on. Remind her how beautiful she is and see if you can&#8217;t get her friends to pitch in. Maybe a shopping trip or new hair style will cheer her up. Have her write down all her good points and help her find them.</p>

<h2>y do i compare myself to other females and think im ugly?</h2>
<p>me and my ex broke up in jan of this year.. we were together for 14 years.. we broke up 6 months before making 15yrs.. we have 4 great kids&#8230; we still live together even though he left twice and came back and is leaving for good in march..  he has told me that he wants nothing to do with me anymore.. hes sick of me.. im a nag, im always complaining.. im nosy.. he has told me that im not his best friend anymore.. that he is ready to turn his back on me and never see or talk to me again as long as he knows he will be stress free and happy..  he told me he will always be there for me.. to help me in any way he can.. that he still cares about me and is still IN love with me.. its just that all my accusing him and fighting with him stressed him out and he never wants to live like that again. he felt like he was in prison.. i cried and said im sorry.. please give me another chance.. he gave me 5 chances and i still messed up.. i love this man so much..  we dont get along like we used to..  hes always going against me for his brother and family  now.. he goes out every weekend now .. comes home at 2-3 am..  i ask him where did he go and who did he go with.. he tells me to mind my damn business.. its no concern of mine.. im to damn nosy.. i need to stop acting like im still his wife.. there are 3 females in his job that i dont like.. this is a main reason as to why we broke up..  he has there number, hes always texting them and emailing them on FaceBook.. he has pictures of them in his phone.. i seen so many of them when we were together and now.. if he didnt like this why have so many pics of them? and why lie to me when i confront him about it.. than he started telling me he likes my hair back and when i wear tank tops.. i looked in his phone and seen that one of the hoes he works with and thinks is pretty, is dressed like that in the photo.. why would he do that to me???  he doesnt want me or my kids at his job anymore.. saying he will get fired..  he locks his cell phone,&#8230; always has it on silent..  he never used to be like this.. we were always open and free with eachother.. and he loved spending all his time with the kids.. now he rather go out and go to lounges and clubs and come home very late&#8230; hes not young.. hes 35 years old.. but he runs the streets&#8230;</p>
<p> since i was with him.. hes the only man i ever been with and im 32 years old.. never kissed, dated or slept with any other man.. i love this guy with all my heart.. i would do anything for him..  BUT whenever i knew he was going to be around females i would get angry.. i want to know their names, who they are, what they look like.. i start comparing myself to them.. i start thinking he likes them and if i think they are pretty than i start saying he does also.. that he wants to sleep with them.. date them&#8230; i start getting jealous and crying..  if he tells me i look nice, i start thinking hes comparing me to them..<br />

Find dresses that can complement and flatter your body. Most of all stop nagging. He is your ex now, don&#8217;t stress yourself thinking about him. Gaining weight is not a major problem, major problem is losing weight. Eat healthy, do exercise, you will get back your body, and your ex will see how beautiful you are.</p>

<p class="dtm-content">I&#8217;d do the top portion of the wood in a dark brown and the bottom part in a lighter shade.  It will add warmth where it is cool now.  If I were you, Id go to a paint store and bring home a lot of samples -hold them up and see what jumps out at you.  Keep in mind that the color is a cool shade now which strikes me as cold and may you also.  Any shade that adds warmth will have a yellow undertone.  I think with the white brick you need the warmth.  As for the brown-I think it would not only add warmth but a natural look which you could build on when you landscape the yard.</p>

<h2>Any ideas on how to make my ugly backyard more beautiful? It&#8217;s too bare and sad looking. Photo added?</h2>
<p>I rented this house.  My backyard looks the way it does in the picture because before I moved in the pipes busted. They had to dig underground by 6 feet below in order to fix the problem. They fixed it. I was promised to have the yard back to the way it was. Grass and all. Well, they tried by putting all the dirt back first and smoothed it all out. They were just about to put grass seed down, but the ground just kept sinking and sinking over time because of how deep they had to dig. They tried to add more dirt. Still sunk deep. It would never be the same they said after this. So the crew put rocks in. They filled the yard with rocks instead and told me I can use it as a parking space. Really? I have parking out front. This is just so hideous to the point I cannot take it anymore. Here&#8217;s my photo link. I did not want to argue with the landlord as it&#8217;s all his doing.  Your suggestions on how I can change this to a better appearance would be appreciated! I can plant things and I&#8217;m sure the landlord won&#8217;t mind seeing as he loves what I did to the front yard without his permission. He&#8217;s the type of person if you do it and it looks great he won&#8217;t complain. He loves it if you take initiative on better making the house. So what can I do to make this not an <strong>ugly</strong> backyard anymore?<br />

<p class="dtm-content">I won&#8217;t be able to sleep tonight because I am so upset with your landlord. I am a landlady, and I have to tell you I keep my places rented by making my tenants happy. They have to feel comfortable and have nice outdoor spaces. </p>
<p>I planted some moss, in lieu of grass for one of my tenants, she wanted something to be barefoot on. There is a large variety&#8230;this web site will give you an idea. It grows together nicely&#8230;</p>

<p>Get a rake and clear an area to start your moss. Formulate a picture in your mind and try to draw it out on paper as a guideline for what you are imagining. You can buy some big pots and place them in strategic areas to help define each area. Just keep the rock on a path&#8230;you may have to bring in some dirt, to build up the soil. If I were there I would help you&#8230;lol.</p>
<p>Get a bird bath, a table and chairs with an umbrella. The rock can stay under that. </p>
<p>I guess what I am trying to say is make the best of it. Move the rocks around with the rake to give yourself a nice outdoor space. </p>
<p>In one of the small spaces, plant an herb garden&#8230;you can just go out and pick some chives, or thyme to cook with and that in itself is fun&#8230;</p>

<p>So I bought a home <strong>in</strong> the Detroit area as an investment.  First someone decided to steal nearly $2000 worth of plumbing and heating/cooling.  Then now have a tenant <strong>in</strong> there who has been served a 7 day notice by my property manager because she just made her December rent payment and has yet to make January.  I have done nothing but lose money on this home.   Is there any way to get out of it?  I owe ALOT more than what the market has this home going <strong>for</strong> and not sure how or what would happen if I sold it <strong>for</strong> less than I owe.  Would I be liable <strong>for</strong> the balance?  Is there something I can do?  </p>

<p class="dtm-content">If you sell with short sale you will still owe the money. You will still have to pay back the difference to the lender in the form of a deficiency judgment. Watch out. You should consult a real estate atty because a realtor will tell you anything and will cut the price in half just to get the property sold and you will be stuck paying the difference. Have you talked ot the lender? Can you rework your loan payments?</p>

<p class="dtm-content">1. It only makes sense to accept the short sale if they think the value of the house and your offer are close. If they think they can get more if the property forecloses, then they will foreclose.</p>
<p>2. They get tax breaks and/or insurance money. Before the bail out they also had an incentive to get rid of these properties before it got foreclosed on.</p>

<p>So we are looking <strong>for</strong> a home but like many people, do not want a back breaking mortgage.  I&#8217;ve found many <strong>homes</strong> <strong>for</strong> short <strong>sale</strong> and that are <strong>in</strong> <strong>foreclosure</strong> here <strong>in</strong> Georgia.  I have not yet been able to determine which <strong>homes</strong> are better and cheaper to buy.  Some sites list all of the <strong>homes</strong> with photos and detailed information.  Some sites only list one photo of the outside of the house with very basic information and <strong>for</strong> the frustrating ads, some sites list a satellite photo of the house with the general statement that &#8220;this home is <strong>in</strong> <strong>foreclosure</strong>&#8220;.  blah blah blah.  IDEAS please.</p>

<p class="dtm-content">Buying a property via short sale could be time consuming.  For some reason the banks are not responding in a timely manner. I consider a timely manner withing 72 hours of the offer being submitted. As I understand it once you have submitted an offer there could be anywhere from a week to 2-3 months before an answer is received.</p>
<p>Yo appear to have the horse before the cart. You indicated you did not want a back breaking mortgage, which would indicate you did not have a pre-approval/pre-qualified letter from a mortgage banker or broker.</p>
<p>Buying a house is a step by step process, this is the first step you should take in order to purchase a house. The rest of the steps will fall in place, no matter the type of property you are purchasing. </p>
<p>In order to find out the type of loan programs you are qualified for you will have to fill out a loan application, with a mortgage broker, which you can find one in your local telephone book. </p>
<p>Make sure this mortgage broker or mortgage banker is able to do government loans such as FHA and VA loans if you qualify for one. With a VA mortgage loan you are not required to have a down payment, this will save you on closing cost.</p>
<p>He will fill out this application, which takes awhile so grab your favorite beverage and sit down. Once you have completed the application, he will run your credit report which will have your credit scores. These credit scores will determine your interest rate.</p>
<p>The amount of your monthly debt payments you are required to pay as per your credit report and the amount of mortgage you can take on based on your income will determine the amount of house you will be able to purchase.</p>
<p>When you speak with the mortgage broker you will need the following documents to complete the loan application, there will be others, but this will get you started.</p>
<p>#1 One month of pay stubs for each person that will be on the mortgage.</p>
<p>#2 Six months bank statements from each bank in which you bank as well as statements from any 401K from you place of employment.</p>
<p>#3 Two years of federal income tax along with the W-2 that match.</p>
<p>Once he has all that he need to do he can then issue you a pre-approval letter so you can purchase a home. In this pre-approval letter will be the amount of house you are qualified to purchased. </p>
<p>Once he gives you this pre-approval you may now find a real estate agent to find yourself a home or he might have a referral.</p>
<p>Now make sure before you get your pre-approval you and your mortgage broker go over all your options as to the mortgage programs you qualify for, the interest rate, monthly payments. </p>
<p>If you are getting a FHA, fixed rate, two loans to eliminate PMI like an 80/20 or one loan, if you are qualified for and approved for a 100% loan.</p>
<p>You should select the loan that best suit your financial condition at the time. That could be an adjustable rate loan. It could be a fixed rate loan for 5 or 10 years and then adjust. Some adjustable rate mortgages only adjust once.</p>
<p>Make sure your mortgage broker explain all your options so you may make an intelligent decision.</p>
<p>What might be good for one person might not be good for you, in other words just because your friends and all your real estate buddies are telling you about the great fixed rate they got, your financial situation might call for something else.</p>
<p>So select the best option for you and your financial situation.</p>
<p>You should also get a Good Faith Estimate (GFE) which will indicate the cost you will have to pay for getting this loan. It will also indicate the amount of your down payment.</p>
<p>Once you have found a home the real estate agent will then prepare a contract for you and the seller to sign.</p>
<p>Your mortgage broker will now order an appraisal to show proof of the property value.</p>
<p>The mortgage broker might ask for additional information or documentation, don&#8217;t get all up tight this is normal, just supply the information or find the documents needed.</p>
<p>After the appraisal has been completed you will be called by your mortgage broker to sign your loan docs so you can take possession of your new home.</p>
<p>Before signing any loan docs make sure they say exactly what you and your mortgage broker went over when you decided on what mortgage program was best for you.</p>

<p>Humorous screen name.</p>
<p>In answer to your question, I would not pay 6% comission to anyone for selling a property. I know a lot of realtors will have you believe it&#8217;s very difficult to sell your own property, but I have been buying and selling properties since the age of 25, I am now 48 and have sold many.</p>
<p>Okay in order to sell anything you need traffic, a sign outside your house will not be sufficient if you live in a quiet street, only your neighbors who already live there will see the sign, and I am postive they are not going to buy your house.</p>
<p>Take some nice photographs of your house, place adds in papers, place it on ebay, or other high traffic areas.</p>
<p>Be realistic with the asking price, but don&#8217;t sell it short, if you think it&#8217;s worth for example $500k have a look at the property values in your neighborhood. Include in your advert any advantages, I.E. Cul de sac, close to shops, etc etc.<br />
Include any improvements you have made to the house and so on.</p>
<p>You only need one buyer. </p>
<p>Once you have received an offer that is acceptable, you turn everything over to a lawer or solictor depending which country you live in.</p>
<p>Or if you choose not to do the work yourself, see if you can get a fixed price from a realtor to sell your house, they are all running up credit card debts at the moment and would be glad of any business. I have nothing personal against realtors, but if i had little or no work, and someone asked me to install a kitchen, I would be glad to receive some income, instead of praying the market will bounce back.</p>
<p>Most realtors are attached to a large chain, try and find an independant one, who will be willing to listen if you decide to take that route.</p>

<p class="dtm-content">Determine your price.  Have your title company or attorney lined up.  Line up a couple of lenders to qualify buyers. Get the proper disclosures and have offers to purchase available.  Make sure you have plats or surveys available. You might want to have an inspection done.  Go ahead and take care of any issues the inspector finds.  Make the inspection report available.  Declutter. Get rid of all the personal stuff like all the kids photos.  Rent a storage building if you have too. Take care of any work to the house that needs to be done.  Make sure landscaping is in good shape and house has best curb appeal possible.  Advertise it everywhere you can think of.  Keep it in showing condition at all times.  Do not make viewings difficult.  You will need to be readily accessible and available to show.</p>
<p>Risks:  You shoulder all of the liability.  If you check lawsuits involving real estate, most are FSBO (can&#8217;t remember the actual stat).  If you have 2 sides who don&#8217;t know what they are doing, someone is going to get mad and feel they have been wronged.</p>
<p>Be very very careful when showing the house.  It&#8217;s sad to say but the criminal element is targeting homes for sale.  REALTORS are being lured to homes to show to people they have never met and are being killed, raped and robbed.  Criminals will see the house then come back later, break in and clean it out.  A couple will come to the house.  Then they split up.  While you are showing to one of them the other cleans out jewelry boxes and medicine cabinets.  So be sure you know who you are showing it too.  If you get a bad feeling, trust it.  REALTORS can have the potential buyers meet at their office where the staff or others will see them.  Some offices make it a policy to get a copy of the buyers drivers license prior to showing homes to them. If they have ulterior motives they will normally not agree to meeting in public. You don&#8217;t have that option.  </p>
<p>Be prepared to list it with a REALTOR.  3 out of 4 FSBO&#8217;s list their home after 3 months of trying to do it themselves.</p>

<p class="dtm-content">I do FSBO, as an investor, I end up better off&#8230;.I sell a little lower than market value and sell very fast&#8230;.It really depends on your market too&#8230;I am in a decent market, homes are still selling&#8230;.Right now I have a property I am going to list, FSBO, you can advertise in your local paper, craigslist, and zillows&#8230;One last thing, I always go to open homes, to check out the competition, make sure your home is spotless clean, I mean floors, windows, bathrooms and kitchens&#8230;.One thing I always notice and turn off any potential buyer is a home that is dirty, you would be surprised how many buyers pick up on this, and get turned off by it, make sure your home is spotless and even consider having a professional stager, stage it for you&#8230;.Best of luck&#8230;</p>

<h2>Question for real estate investors &#8211; has this happened to you?</h2>
<p>I put an offer several weeks ago for a REO listed at $135 for $120 cash.  The house was appraised (through the auditor) for $200 but in todays market its much closer to $160.  A house down the street was selling for $182 and was much larger with a larger lot.  </p>
<p>The house needs a new roof and a lot of siding came off after a wind storm, it needed some serious cleaning and had a little water damage from a large rain where there was no siding.  It&#8217;s only a few years old, and other than previous mentioned problems looks to be in good condition.</p>
<p>I thought my offer was fair, as our area is flooded with houses and other REOs and I&#8217;ve seen many of them sit on the market for a year or longer before going pending.  Another comparable home last year was first listed for $140 and dropped down to $95 before it got an offer (and went through 3 <strong>real</strong> <strong>estate</strong> agencies) However, they counter-offered me $130.  I declined their counter offer as I ony intended to fool with this if I could do repairs and come out with equity.</p>
<p>Well 2-3 days after they gave me a counter offer, they dropped the price down to $125.  HUH???  I know short sales are a pain, but I thought banks <strong>wanted</strong> to get rid of REO&#8217;s&#8230; why counter offer me $130 then drop the price down to $125 to everyone just 2-3 days later?  </p>
<p>Do banks ever re-submitt a counter-offer in this situation?  </p>
<p>You ever have something similar happen?</p>

<p class="dtm-content">You&#8217;re in a funny market playing a funny game with REOs. </p>
<p>You were probably the only person who made an offer on the property. So, since they weren&#8217;t getting any action at $130K, they lowered the listing price to $125K. They were probably hoping for multiple offers, so they could start a bidding war and end up with a higher price than the $125K.</p>
<p>I think you should submit the $115K. But, keep in mind that the new $125K listing might attract other bidders. That&#8217;s okay, though. If there are multiple bidders, you will be given an opportunity to submit a best and final offer. And right now, cash is king. A bank will accept a somewhat lower cash offer (5% to 10% less) than a higher financed offer every time, because there&#8217;s no chance of the deal falling out of escrow for financing troubles.</p>
<p>If they counter at $120K, come back at $116K. Even if you get it for one dollar less than the initial $120K you offered, you&#8217;ve won.</p>

If you are trying to put your homes with your investors I would have to know more about both of them.  If your homes are homes for investors (built in equity) than you have something to work with.  If not, then you just need to work with your investors and find a company that will pay you for your referrals.  This is possible and legal.  Please let me know if you would like to know more.  I deal with everything from flipping houses, subject to, short sales, foreclosure, etc so let me know.</p>

<h2>Last week there was an advertisement by the company named Libra Scale Company Limited in UK.?</h2>
<p>They were inviting applicants <strong>for</strong> Administrative Assistant position through their recruitment arm Drystock Trading <strong>UK</strong> Ltd, stating they will shoulder only the plane ticket &amp; visa expenses. I&#8217;m already doubtful about the legitimacy of this job opening, 1st, because their English grammar &amp; spelling are terrible, &amp; I thought this is scam in the making. But i still continued filling up their employment form &amp; answering their interview questions. Today, at around 10pm Philippine time, i received an email from them, informing me that I am hired by Libra. By the way, the signatory from Drystock Trading is a certain Mrs. Sandra A. More, Vacancy Dept. The attached documents are Employment Certificate(EC) &amp; Employment Agreement(EA) Letter. There is already a discrepancy in the stipulated salary, in the EC it is only 4,000GBP, while in the EA it&#8217;s 48kGBP, annually. Amazing, indeed. They required me to contact their <strong>UK</strong> BA Home Office &#8211; i don&#8217;t know what office is this &#8211; within 24 hrs. upon receipt of the EC &amp; EA ( may be they don&#8217;t want me to consult other people, including you, guys). According to them if their terms are acceptable to me I must sign the document &amp; send it to their (<strong>UK</strong> BA) <strong>UK</strong> Border Agency, email address, ukba.gsi@ukgo.com or ukba.office@gmail.com, and that i must cooperate with this agency so that my travel documents will not be delayed. I am suppose to start my work on April 1, 2011. There is no mention yet of money, but I&#8217;m pretty sure that once I get in touch with this border agency they will surely ask <strong>for</strong> <strong>cash</strong> since they already clarified at the start that only expenses <strong>for</strong> visa &amp; plane ticket will be shouldered by the employer. I think they will ask <strong>cash</strong> from me, not only <strong>for</strong> work permit expenses, but with additional expenses they will concoct as well&#8230; This is the situation as of this moment. I will be very thankful to you, guys out there if you can share with me your take on this. Please share with me your opinion, your evaluation of this situation. <p>There is no job.</p>
<p>There is only a scammer trying to steal your hard-earned money.</p>
<p>The next email will be from another of the scammer&#8217;s fake names and free email addresses pretending to be the UK border agent and will demand you pay for made-up fees, in cash, and only by Western Union or moneygram.</p>
<p>Western Union and moneygram do not verify anything on the form the sender fills out, not the name, not the street address, not the country, not even the gender of the receiver, it all means absolutely nothing. The clerk will not bother to check ID and will simply hand off your cash to whomever walks in the door with the MTCN# and question/answer. Neither company will tell the sender who picked up the cash, at what store location or even in what country your money walked out the door. Neither company has any kind of refund policy, money sent is money gone forever.</p>
<p>Now that you have responded to a scammer, you are on his &#8216;potential sucker&#8217; list, he will try again to separate you from your cash. He will send you more emails from his other free email addresses using another of his fake names with all kinds of stories of great jobs, lottery winnings, millions in the bank and desperate, lonely, sexy singles. He will sell your email address to all his scamming buddies who will also send you dozens of fake emails all with the exact same goal, you sending them your cash via Western Union or moneygram.</p>
<p>You could post up the emails themselves that the scammer is using, it will help make your post more googlable for other suspicious potential victims to find when looking for information. </p>
<p>Do you know how to check the header of a received email? If not, you could google for information. Being able to read the header to determine the geographic location an email originated from will help you weed out the most obvious scams and scammers. Then delete and block that scammer. Don&#8217;t bother to tell him that you know he is a scammer, it isn&#8217;t worth your effort. He has one job in life, convincing victims to send him their hard-earned cash.</p>
<p>Whenever suspicious or just plain curious, google everything, website addresses, names used, companies mentioned, phone numbers given, all email addresses, even sentences from the emails as you might be unpleasantly surprised at what you find already posted online. You can also post/ask here and every scam-warner-anti-fraud-busting site you can find before taking a chance and losing money to a scammer.</p>
<p>6 &#8220;Rules to follow&#8221; to avoid most fake jobs:<br />
1) Job asks you to use your personal bank account and/or open a new one.<br />
2) Job asks you to print/mail/cash a check or money order.<br />
3) Job asks you to use Western Union or moneygram in any capacity.<br />
4) Job asks you to accept packages and re-ship them on to anyone.<br />
5) Job asks you to pay visas, travel fees via Western Union or moneygram.<br />
6) Job asks you to sign up for a credit reporting or identity verification site.</p>
<p>Avoiding all jobs that mention any of the above listed &#8216;red flags&#8217; and you will miss nearly all fake jobs. Only scammers ask you to do any of the above. No. Exceptions. Ever. For any reason.</p>
<p>If you google &#8220;fake UK job&#8221;, &#8220;fraud visa Western Union scam&#8221; or something similar you will find hundreds of posts from victims and near-victims of this type of scam</p>

<h2>How much money could cover a fortnight in NYC?</h2>
<p>I first visited NYC at 13 on a trip from my home in the <strong>UK</strong>, and since then I&#8217;ve been dying to get back there. Now I&#8217;m finally earning my own wageand I&#8217;m thinking of both a little escapism from troubles at home and fulfilling a 6 year long urge to revisit. So my first of many questions that are probably to come would be how much money (in any form &#8211; <strong>cash</strong>/travellers cheque) would cover me <strong>for</strong> a fortnight in the city? Ideally I&#8217;d like to stay on Manhattan <strong>for</strong> familiarity but I think its going to be a little difficult on budget so if location is something to factor in could anyone give me a basic range of both? <p>I&#8217;m going to make an assumption that you have saved up some money, and that you live in a middle class lifestyle.  But I&#8217;ll also assume that you&#8217;re going to travel alone, and do not want to stay in a hostel&#8230;.</p>
<p>First, let&#8217;s assume that you find a bargain room on Manhattan Island.  The cheapest I&#8217;ve heard of acceptable places to stay costing is $200/night.  (And I&#8217;d expect to spend more in the central tourist districts.)</p>
<p>Second, I&#8217;ll spend a little more money on food than Rachel Ray does, and assume you&#8217;ll spend around $50/day there.</p>
<p>Third, tourist attractions in NYC add up to a lot of money.  But it makes more sense to visit the neighborhoods (such as Greenwich Village, Chinatown, and even Brooklyn Heights) on some days, walking around and exploring.  So I&#8217;ll budget another $40/day there.</p>
<p>Fourth, I&#8217;ll budget $10/day for mass transit.  (You&#8217;ll want to look up the price of MTA&#8217;s weekly passes &#8211; that will save you some serious money, and make things more convenient for you.)</p>
<p>So far, I believe that we&#8217;ve budgeted $300/day &#8211; $4,200 for two weeks.   That number can go up quite a bit if you buy a lot of expensive Tchotchkes (a New York word that few spell right, but almost everyone knows).   You&#8217;ll also note that I have not included any money for &#8220;Broadway&#8221; shows, or concerts &#8211; New York prices for theater and musical perfoemances are some of the highest in the world, and London (from what I&#8217;ve been told) in this area may be a bargain in compatison.</p>
<p>There are some very good ways to cut my cost figures and make NYC an affordable trip.   First, find someone to share the lodging with.   That&#8217;ll cut your major cost in half.   Next, do not eat in the touristy areas of town.   Instead, go into an ethnic neighborhood &#8211; Flushing has a large Asian community, and you can eat well for a small amount of money.   If you want Italian food, stay away from Manhattan&#8217;s &#8220;Little Italy&#8221; and go up to Arthur Avenue in the Bronx.   But ask around for ideas &#8211; most New Yorkers have good ideas of where to eat cheap and well&#8230;.   (Be careful of people who equate quantity of food with the quality of food.)</p>

The quality varies too much to take a chance.   (Read all the reviews you can from the major sites &#8211; and try to avoid places with an AAA rating of less than 2 diamonds.)</p>

<p>And you need to pay 30,000 yen initial fee and 6,000 yen annual fee.</p>
<p>Addition:<br />
家庭菜園用地 is not its legal specification.</p>
<p>市街化調整区域 on the product profile is legal one. And this means you can&#8217;t build something on it except for agricultural purpose like a processing plant.</p>
<p>I guess you can&#8217;t build a house there. But the rule is different by neighborhood. You need to contact the local government or the seller to know accurately.</p>

<h2>Tips on buying a short sale?</h2>
<p>Okay so I found a home I really like and its pretty <strong>cheap</strong> at least <strong>for</strong> the area and what you are getting.  My <strong>real</strong> <strong>estate</strong> agent though is trying to tell me to stay away from it.  I dont understand she talks about it being a short <strong>sale</strong>.  What difference does it make? Also why would she tell me to stay away from it?<br />
If I dont have a lender problem and am pre approved and have a large down payment is this going to speed the process up?  By large I mean 25% of the price.</p>

<p class="dtm-content">1 problem is the very low success rate on converting short sales into closed transactions.  A short sale does not have anything to do with the time to close, and a typical short sale can take 6 months to a year from acceptance to closing.  Most buyers do not want to deal with that nonsense.  I do not understand why it takes lenders so long to get to the closing table on these, but that is a reality.</p>
<p>I have clients that submitted an offer on a short sale 7 days ago, nothing back yet from the lender.  The house has been on the market 400 days.   Yes, 400 days, and we made a decent offer.  Again, not unusual. </p>
<p>So, that is the big difference, having the patience to wait out the process.  Buying most homes outside of short sale can close in 45 days.</p>

<p>I duno whats wrong with me, sometimes..like just now i was suppose to just go to the local shop with my mum, i did my makeup, the whole time im doing it i cant stop thinkin how <strong>ugly</strong> i look and i just looked in the mirror when id finished, rubbed my eyes so all my makeup ran n smudged, bit my arm really hard (just 2 let out like the anger) then sat there n cried an told my mum i feel to <strong>ugly</strong> to leave the house, she just jokes about it and says &#8220;ooh yeh it must be terrible 2 be as <strong>ugly</strong> as you&#8221;.<br />

<p class="dtm-content">Most subprime lenders, no, forgive me, ALL subprime lenders will require 2-3 yrs seasoning of a NOD, Short sale, or foreclosure for maximum financing, 100%. There is no way around it. Typically the less the seasoning, the lower the LTV or Loan to value. I spent 10 years as a manager and VP for several subprime companies and I know it like the back of my hand. The last lender to allow less than 2 years on a foreclosure for maximum financing is now defunct. Even the most aggressive lenders will barely allow for above 95% CLTV or combined Loan to value should you find a seller second. If you have a down payment your options become greater.</p>
<p>An option; take it for it what it&#8217;s worth: Find a property with a seller willing to lease with option to purchase or carry the note. Lock him in at todays price for say 1-2 years and&#8230;record the transaction with your county. Pay with check each month and on time. After 12-18 mo. Contact a broker and have him look at refinance options. Refinance?? I don&#8217;t own the property, you say. In the eyes of the lender you do. So assuming you have enough equity in the property from what it&#8217;s woth vs. What you owe the seller, you may find yourself able to refinance at a higher LTV. Many will allow 85% and a few will go to 90%. Some will allow c/o, some limit you to 5k and others are strictly rate and term. The good news is you get another shot at home-ownership and with the refi, you build another credit trade. </p>
<p>Also, if possible, take this time to work on any other credit issues you face.</p>

I thought of filing bankruptcy, and have even paid the lawyer his fees, but since I cannot find a job after looking daily, I am being told the Bankruptcy court will not allow  me to file, neither will I get my money back. We are talking a lot of money here that was paid. My home goes up for sale at the courthouse on September 1st. <h2>In Texas when a stay on foreclosure is lifted in court must a new foreclosure proceeding be filed?</h2>

The lawyers for my mortgage company have filed a motion to lift the stay on the <strong>foreclosure</strong> of my home. I am not going to fight the stay <strong><strong>in</strong></strong> that I have another home leased and I am preparing to move. However, I need to know if once the stay is lifted can they proceed with <strong>foreclosure</strong> immediately or must they file for <strong>foreclosure</strong> again?  <strong><strong>In</strong></strong> other words do I have to get out of the house before the stay is lifted or will I have a few weeks after the stay is lifted?</p>

<h2>Foreclosure in Chapter 7?</h2>
<p>I live <strong><strong>in</strong></strong> <strong>Texas</strong> and my home is going up for <strong>foreclosure</strong> and I wanted to know if I file chapter 7 will I still be responsible for the payments and how does the <strong>foreclosure</strong> report to creditors?  I have a first and second mortgage, and found out I don&#8217;t have any equity <strong><strong>in</strong></strong> the home. There is no way I can pay for the house and pay the payment plan if I file for Chapter 13 due to my current employment status (laid off and then took a huge pay cut at new job). I am not sure what to do but I don&#8217;t have any family to borrow money from to keep the house.  If I decided to file chapter 7 instead of chapter 13 will I ever be able to buy a house again?</p>

<p class="dtm-content">A foreclosure will affect your credit rating in a big way, but bankruptcy will affect it longer and to a much greater extent.  The new bankruptcy laws allow you to file Chaper 7 instead of 13 if you pass a test that shows you do not have the assets or ability to pay your unsecured creditors.  I am not an attorney, but have recently gone through bankruptcy and now foreclosure.</p>
<p>I strongly recommend that you go to a non-profit website called hummingbirdcreditcounseling.org.  They are approved for most federal bankruptcy districts.  Take the first counseling session.  You can take it annonomously and it is free.  It will go over all alternatives &#8211; pros and cons &#8211; for your situation.  If you end up filing for bankruptcy I recommend you use hummingbird for your required counseling.</p>
<p>I understand that now if you go chapter 7 and make more than the average income in your area, you are required to be audited by a CPA.  My trustee was very thorough &amp; the process, although very professional, was grueling &#8211; much worse than an IRS audit.</p>
<p>Chapter 13 would have been rough for me.  It was much more expensive &#8211; like having the court and your attorney babysit you for 3 years.</p>
<p>IF you decide to consider bankruptcy, be sure to hire an attorney, and one that specializes in bankruptcy.  I bought a book and the information/instructions were very different than what my attorney did.  It was difficult for me to come up with the attorney fees (they want payment before filing because attorney fees can be included in bankruptcy), but worth every cent!</p>
<p>The court looks very carefully at your expenses for 90 days prior to filing.  Be sure to not charge anything during that period.  I owed a small balance from opurchases within 90 days of filing.  My attorney said the bank would not fight it due to the small amount.  They did &amp; we had to settle with that bank.</p>
<p>They also look carefully at hiding assets and giving away stuff, especially one year prior to filing.  Don&#8217;t play games with the bankruptcy court.  Honesty will get you the fresh start that the law was intended to give, if you really need it.  Deception will get your case thrown out with a possibility of criminal prosecution.  And you WILL get caught.</p>
<p>Now on credit recovery?  With foreclosure some mortgage banks will work with you after a couple of years, but you&#8217;ll likely pay a higher interest rate because you will be a higher risk.  Pretty much the same is true with bankruptcy.  Mortgage banks allow letters of explanation as a part of he underwriting process.  </p>
<p>I got a credit card right away from a bank that was not listed in the bankruptcy.  I had an excellent credit rating for years prior to the bankruptcy.  After a couple of years some banks will give you a credit card with a decent rate.  Many banks, especially the ones that carry retail store specialty cards, will categorically turn you down for any credit if you have anything negative on your credit rating.  Foreclosure and other negatives are on the ratings for seven years.  Bankruptcy stays on for ten years.  Also, anytime you apply for a car or house loan, you may have to tell them about the bankruptcy on the application &#8211; after ten years.</p>
<p>But having a great credit rating isn&#8217;t everything.  I blew thousands of dollars in savings making minimum payments, in an effort to preserve my credit rating.  I also bought a house that was a lot more than I could afford, using &#8220;creative&#8221; financing, which is both expensive and risky.</p>

<p>FORT BLISS, <strong>Texas</strong> – As soldiers stream home from Iraq and Afghanistan, the biggest charity inside the U.S. military has been stockpiling tens of millions of dollars meant to help put returning fighters back on their feet, an Associated Press investigation shows.</p>
<p>Between 2003 and 2007 — as many military families dealt with long war deployments and increased numbers of home foreclosures — Army Emergency Relief grew into a $345 million behemoth. During those years, the charity packed away $117 million into its own reserves while spending just $64 million on direct aid, according to an AP analysis of its tax records.</p>
<p>Tax-exempt and legally separate from the military, AER projects a facade of independence but really operates under close Army control. The massive nonprofit — funded predominantly by troops — allows superiors to squeeze soldiers for contributions; forces struggling soldiers to repay loans — sometimes delaying transfers and promotions; and too often violates its own rules by rewarding donors, such as giving free passes from physical training, the AP found.</p>
<p>AER was founded <strong><strong>in</strong></strong> 1942 to soften the personal financial hardships on soldiers and their families as the country ramped up its fight <strong><strong>in</strong></strong> World War II.</p>
<p>Today, AER&#8217;s mission is to ease cash emergencies of active-duty soldiers and retirees, and to provide college scholarships for their families. Its emergency aid covers mortgage payments and food, car repairs, medical bills, travel to family funerals, and the like.</p>
<p>Instead of giving money away, though, the Army charity lent out 91 percent of its emergency aid during the period 2003-2007. For accounting purposes, the loans, dispensed interest-free, are counted as expenses only when they are not paid back.</p>
<p>During that same five-year period, the smaller Navy and Air Force charities both put far more of their own resources into aid than reserves. The Air Force charity kept $24 million <strong><strong>in</strong></strong> reserves while dispensing $56 million <strong><strong>in</strong></strong> total aid, which includes grants, scholarships and loans not repaid. The Navy charity put $32 million into reserves and gave out $49 million <strong><strong>in</strong></strong> total aid.</p>
<p>AER executives defend their operation, insisting they need to keep sizable reserves to be ready for future catastrophes.civilian charities for service members and veterans say they are swamped by the desperate needs of recent years, with requests far outstripping ability to respond.</p>
<p>According to 2007 U.S. Census Bureau figures, 1.3 million veterans — or 6 percent — lived <strong><strong>in</strong></strong> poverty, with 537,000 unemployed.</p>

<p>If the attack begins from several mature colonies then significant damage can be done in way less than one year. </p>
<p>If the damage begins with two termites starting a new colony, then it may be 3 years before they eat enough to be detectable, but sometimes you won&#8217;t detect them for about 7 years.</p>
<p>The best thing is to get a building inspected every year or so as that way they can be found before too much damage happens.</p>

<p>Termites like to eat, sleep, reproduce and repeat. They can be in your house for a while before you even suspect that you&#8217;ve been invaded. That makes it hard to put a timeline on it.</p>
<p>However, they like to play their termite games in peace. They like their food (the wood) to be nice and moist. If your house is ideal, they&#8217;ll compromise the structural integrity of the house in under a year, depending upon their rate of reproduction.</p>
<p>Terminix has a series of funny commercials with more info about termites. Follow the link to the list. The ones labeled &#8220;Begonias&#8221; and &#8220;Mail&#8221; are the termite spots.</p>

<h2>If you dont see termites does that mean you dont have them now? I think I saw some past damage in joists?</h2>
<p>I saw dry, flaky, easy to pick off pieces of my floor joists. Not huge areas  6 inches or less in length. I do see the tunnels. I suspect <strong>termites</strong>  but I never ever see any.  No mud tube, no saw dust, none ever crawling around. I am in the process of cleaninf the basement and sealing the walls  so I am all over the place.</p>

<p class="dtm-content">LOL chante..evidently someone isnt trusting only thier opinion&#8230;or they wouldn&#8217;t be asking for help here&#8230;Termites can be had without visually seeing them&#8230;If you are finding prior rotted areas..is there any signs of fresh sawdust under them? If so then they are still there&#8230;.There are also some bees called carpenter bees that bore in wood as well..do you see any big black and yellow fuzzy bees flying around? Alot of exterminators will also for free check it out and let you know..make sure who you call that there are no hidden charges etc..</p>
