What is the catch with this Japanese real estate ad?
Here are some ads for 30 tsubo parcels of land in Hokkaido (specifically Ebetsu, right outside of Sapporo). The land is supposedly for sale, not rent. Here is the link:

THEY ARE LESS THAN 4,000 US DOLLARS EACH.
Why so cheap?
Is there a catch?

Thanks for pointing that out. And now that you mention it, I do notice a 家庭菜園用地 note on it. Does that mean it’s illegal to build on this land?

They say the land is only for vegetable field.
And you need to pay 30,000 yen initial fee and 6,000 yen annual fee.
Addition:
家庭菜園用地 is not its legal specification.
市街化調整区域 on the product profile is legal one. And this means you can’t build something on it except for agricultural purpose like a processing plant.
I guess you can’t build a house there. But the rule is different by neighborhood. You need to contact the local government or the seller to know accurately.

Texas Real Estate – Ranch/Farm?
I am wondering if it would be cheaper to set up my own Ranch/Farm from scratch, buying acreage and building a home, barn(s) etc. or would it be cheaper to buy one for sale already.
Also: What is the social life like for Texas farmers? These houses are quite far apart.

What I am looking for:
nice, flat-ish land, looked after, pool, grass, nice house, waterholes for livestock(maybe), A gate(I love the look of the security gates with the speakers and all in American Ranches), fenced land etc.
That would be ideal.
- I would greatly appreciate a URL to a Ranch/Farm already for sale that isn’t too pricy that you think looks impressive.

I have one here in Utah. Very sacrificial, but satisfying. I just began a Farm&Ranch management class through our college, so I can better manage the profit&costs. Its hard work with little return except to live the American dream! My family is envious, because they understand the tiny pay per hour, hence the fresh air,child raising perfection,simple life&prestige of Gods work. My children have taken over almost all the available pasture now with their cows,bought through low interest government,4H child loans, but pay us for our alfalfa. We are planting another field this year. We provide for our 7 horses with our own Alfalfa too. You need minimum 90 acres for just 20 cows.Are you happily married? It sure takes 2 to make it work.

How to sell a house for sale by owner?
We currently have our house listed through a real estate company. Our contract expires soon. We have possibly found a buyer for our house but they wont be able to move until october. How do we go about selling it ourselves? Do we hire a lawyer? We would be saving about 10,000 in realtor fees and would like to take a cheaper route to sell atm. Can someone provide a step by step process. about how much would it cost?

why are there so Many houses for sale in a small area of Fairfield Bay, Arkansas?
I heard that several people I know recently moved there, so I checked real estate listings and found alot of really nice houses for really cheap all in a really small area??? no guesses please just facts
by a small area I mean about 2 blocks, the rest of the town is not so densly for sale

Have you checked real estate listings for other parts of the country? If you did, you might find the same thing, even in really small areas or towns.

Tips on buying a short sale?
Okay so I found a home I really like and its pretty cheap at least for the area and what you are getting. My real estate agent though is trying to tell me to stay away from it. I dont understand she talks about it being a short sale. What difference does it make? Also why would she tell me to stay away from it?
If I dont have a lender problem and am pre approved and have a large down payment is this going to speed the process up? By large I mean 25% of the price.

1 problem is the very low success rate on converting short sales into closed transactions. A short sale does not have anything to do with the time to close, and a typical short sale can take 6 months to a year from acceptance to closing. Most buyers do not want to deal with that nonsense. I do not understand why it takes lenders so long to get to the closing table on these, but that is a reality.
I have clients that submitted an offer on a short sale 7 days ago, nothing back yet from the lender. The house has been on the market 400 days. Yes, 400 days, and we made a decent offer. Again, not unusual.
So, that is the big difference, having the patience to wait out the process. Buying most homes outside of short sale can close in 45 days.
