Is it relatively easy or relatively hard to sell a house on your own?
I’d assume the easy way is to hire a realtor and let her handle everything, but what other alternatives are there, like selling it by owner, etc. Thanks.

In answer to your question, I would not pay 6% comission to anyone for selling a property. I know a lot of realtors will have you believe it’s very difficult to sell your own property, but I have been buying and selling properties since the age of 25, I am now 48 and have sold many.
Okay in order to sell anything you need traffic, a sign outside your house will not be sufficient if you live in a quiet street, only your neighbors who already live there will see the sign, and I am postive they are not going to buy your house.
Take some nice photographs of your house, place adds in papers, place it on ebay, or other high traffic areas.
Be realistic with the asking price, but don’t sell it short, if you think it’s worth for example $500k have a look at the property values in your neighborhood. Include in your advert any advantages, I.E. Cul de sac, close to shops, etc etc.
Include any improvements you have made to the house and so on.
You only need one buyer.
Once you have received an offer that is acceptable, you turn everything over to a lawer or solictor depending which country you live in.
Or if you choose not to do the work yourself, see if you can get a fixed price from a realtor to sell your house, they are all running up credit card debts at the moment and would be glad of any business. I have nothing personal against realtors, but if i had little or no work, and someone asked me to install a kitchen, I would be glad to receive some income, instead of praying the market will bounce back.
Most realtors are attached to a large chain, try and find an independant one, who will be willing to listen if you decide to take that route.

Determine your price. Have your title company or attorney lined up. Line up a couple of lenders to qualify buyers. Get the proper disclosures and have offers to purchase available. Make sure you have plats or surveys available. You might want to have an inspection done. Go ahead and take care of any issues the inspector finds. Make the inspection report available. Declutter. Get rid of all the personal stuff like all the kids photos. Rent a storage building if you have too. Take care of any work to the house that needs to be done. Make sure landscaping is in good shape and house has best curb appeal possible. Advertise it everywhere you can think of. Keep it in showing condition at all times. Do not make viewings difficult. You will need to be readily accessible and available to show.
Risks: You shoulder all of the liability. If you check lawsuits involving real estate, most are FSBO (can’t remember the actual stat). If you have 2 sides who don’t know what they are doing, someone is going to get mad and feel they have been wronged.
Be very very careful when showing the house. It’s sad to say but the criminal element is targeting homes for sale. REALTORS are being lured to homes to show to people they have never met and are being killed, raped and robbed. Criminals will see the house then come back later, break in and clean it out. A couple will come to the house. Then they split up. While you are showing to one of them the other cleans out jewelry boxes and medicine cabinets. So be sure you know who you are showing it too. If you get a bad feeling, trust it. REALTORS can have the potential buyers meet at their office where the staff or others will see them. Some offices make it a policy to get a copy of the buyers drivers license prior to showing homes to them. If they have ulterior motives they will normally not agree to meeting in public. You don’t have that option.
Be prepared to list it with a REALTOR. 3 out of 4 FSBO’s list their home after 3 months of trying to do it themselves.

What is the best way to sell a house on your own?

1st – does your home have curb appeal? This means that the house you now live in must a good look for drive buyers – the always check out the outside by driving by 1st.
2nd – Place an add in your local paper or via and Internet site.
3rd – Be ready to show your house when you don’t want too. When you sell yourself be ready for people to just drive by and see it then knock at your door.

is it better to sell a house on your own or with a real estate broker in this slow market?
my house has been on the market since aug./06
the first broker was not doing anything and my house sat.
then i went on my own and got a great response but
nobody bought it they just drove me crazy. now im with
another real estate and its over a month and i have had
only three showings. we have lowered the price twice.
which way do you think is better to sell in a slow market?
the house is 21/2 yrs old. it needs
nothing just turn the key. it is spotless
and i have staged it. everyone loves
it and even want to buy the furniture but
they make offers and dont come back.
it is priced right. i dont know what to do
my other house is ready in june and i
really dont want two houses. its also in
the higher end market.

I do FSBO, as an investor, I end up better off….I sell a little lower than market value and sell very fast….It really depends on your market too…I am in a decent market, homes are still selling….Right now I have a property I am going to list, FSBO, you can advertise in your local paper, craigslist, and zillows…One last thing, I always go to open homes, to check out the competition, make sure your home is spotless clean, I mean floors, windows, bathrooms and kitchens….One thing I always notice and turn off any potential buyer is a home that is dirty, you would be surprised how many buyers pick up on this, and get turned off by it, make sure your home is spotless and even consider having a professional stager, stage it for you….Best of luck…

can you put an offer on a property with the knowledge you haven’t sold your own house yet?

Yes. You have no idea what the finances of the buyer are. Maybe they have enough money to buy this house before there house is sold. Maybe they plan to rent there house out. I own three houses and two of them are rented. There could be alot of possibilities but right now we are just guessing.
